Summer is the busiest stretch of the year for home buying, and for good reason - longer days, more listings, and a chance to move before the next school year. If you're thinking about buying your first home in BC or Alberta, the work you do before you start touring properties matters just as much as the house hunt itself.
Choosing the right mortgage broker can make all the difference when it comes to securing your dream home. So let's get you ready. Here's the checklist I walk first-time buyers through.
1. Get a real pre-approval - not just an online estimate
An online calculator can give you a ballpark, but a proper pre-approval tells you what you can actually borrow, holds a rate for you, and shows sellers you're serious. In a competitive summer market, walking in pre-approved is often what separates an accepted offer from a missed one. I'll look at your full picture and shop multiple lenders to find the right fit - and it costs you nothing.
2. Know your real budget, including the extras
Your mortgage payment is only part of the monthly cost. Build a realistic budget that also accounts for:
- Property taxes and home insurance
- Strata/condo fees, if applicable
- Utilities and maintenance
- One-time closing costs (legal fees, inspection, and so on)
Knowing this number keeps you shopping in a range that's comfortable, not just possible.
3. Tidy up your credit and your paperwork
Lenders look closely at your credit and your documentation. In the months before you buy, try to keep balances down, make every payment on time, and avoid opening new credit or making big purchases on financing. At the same time, start gathering the documents you'll need - proof of income, recent statements, and ID - so nothing slows you down when you find the right place.
4. Understand the first-time buyer programs available to you
There are programs designed specifically to help first-time buyers in Canada, from registered savings plans built for a down payment to certain tax benefits and land transfer considerations that differ between BC and Alberta. The details matter and they change, so part of my job is helping you understand which ones you may qualify for and how they fit your plan.
5. Pick your team early
A smooth first purchase usually comes down to having the right people lined up before you need them: a mortgage broker, a realtor, a home inspector, and a lawyer or notary. Get these relationships started early so that when you find the one, you can move quickly and confidently.
