HELOC vs Refinance for Home Renovations
By Lyndsy Pahl, Licensed Mortgage Broker · Serving British Columbia & Alberta · October 2026
Kitchen remodels, basement suites, and energy upgrades don't fund themselves. If you're a homeowner in BC or Alberta looking at renovations this fall or winter, two common tools come up: a home equity line of credit (HELOC) and a mortgage refinance. They solve different problems. Choosing the wrong one can cost you flexibility or interest you didn't need to pay.
Let's keep this plain. Both can work. The right choice depends on your budget certainty, timeline, and how you want payments to feel.
Refinance in plain language
A refinance replaces your current mortgage with a new one, often for a higher amount so you can pull out equity as cash for the project. You get a lump sum, a new rate and term, and a reset payment. It can make sense when you know the full renovation budget, want predictable payments, or were already thinking about changing lenders or terms.
Watch for: penalties if you break your existing mortgage early, appraisal and legal costs, and whether the new rate and fees still beat your current setup after those costs.
HELOC in plain language
A HELOC is a revolving line of credit secured against your home. You borrow what you need, when you need it, and usually pay interest on what you've drawn. That flexibility is useful when a renovation unfolds in stages or the final invoice isn't clear yet.
Watch for: rates that can move with prime, the discipline to repay principal (not only interest), and how a HELOC sits beside your first mortgage in the overall picture.
A quick side-by-side
- Need the full amount on day one with a steady payment? Refinance often fits.
- Need draws over months as work progresses? HELOC often fits.
- Close to renewal already? Waiting can reduce or avoid break penalties.
- Unsure which lender structures these best for your credit and equity? That's where I come in.
How I help you choose
I don't push one product. I ask about timeline, budget certainty, risk comfort, and how long you plan to stay in the home. Sometimes the answer is a refinance. Sometimes it's a HELOC. Sometimes it's a combination, or waiting until renewal so you avoid an expensive break penalty.
Because I shop the whole market, we can compare structures across lenders instead of only what your current bank offers on its app. My service is free to you. The lender pays me after your mortgage or equity product is finalized.
Renovate with a plan, not a panic
Fall and early winter are popular renovation seasons indoors. Get the financing conversation started before contractor deposits are due. Bring rough quotes if you have them. We'll translate those into a funding plan you can live with.
If renovations are on your list, let's put HELOC and refinance side by side with your real numbers.
Talk to your contractor and your broker early
Funding delays are one of the fastest ways a renovation goes sideways. Share rough scopes with me when you share them with trades. I'll help you size the facility so deposits, progress draws, and contingency all fit without last-minute scrambling.
Ready to talk it through? I'm your advocate, and I work for you - not the banks.
