Mortgage Broker vs. the Bank's Mobile Specialist: What's the Real Difference?

    When you're getting a mortgage, you'll likely run into two kinds of professionals: a mortgage broker (that's me) and a mobile mortgage specialist from a bank. They can look similar from the outside - both are friendly, both will meet with you, both talk mortgages all day. But there's a fundamental difference in how we work, and understanding it can genuinely change the outcome for you.

    Who we each work for

    This is the heart of it. A bank's mobile mortgage specialist works for that bank. Their job - and it's a perfectly legitimate one - is to offer you that one bank's mortgage products. They know those products well, and if their bank happens to have the best fit for you, that's great.

    I work for you. As an independent broker, I'm not tied to any single lender. My job is to represent your interests and find the right mortgage across many lenders. Or, as I like to put it: I work for you, not the banks. Let's talk mortgages.

    One product shelf vs. the whole store

    A bank specialist can only shop their own shelf. If you fit their criteria neatly, you'll get their offer. If you don't - because you're self-employed, have newer credit, are new to Canada, or just have a situation that's a little outside the standard box - there may be little they can do, because they can't look beyond their own lineup.

    I compare offers from many lenders: banks, credit unions, and lenders you can only reach through a broker. That means more options, more competition for your business, and a better chance of finding a fit even when your situation isn't cookie-cutter.

    What it costs you

    Here's a pleasant surprise for a lot of people: my service is free to you. For standard mortgages, the lender pays me once your mortgage is finalized. So you get someone shopping the whole market on your behalf, at no cost to you.

    To be fair to the bank specialist

    None of this means a bank specialist is a bad person or bad at their job - many are excellent. If you're a long-time customer of a bank with a strong offer and a simple file, their convenience can be a real plus. I believe in giving you the honest, full picture, and that's part of it.

    But even in that case, how would you know their offer is actually competitive without comparing it to the rest of the market? That's exactly what I do - and often, that comparison is where the savings live. Even a small difference in rate can add up to tens of thousands of dollars over the life of your mortgage.

    The bottom line
