    Renewing your mortgage is more than just signing papers - it's about securing your financial future with confidence. Yet most Canadians simply sign the renewal letter their bank mails them, without ever checking whether it's actually a good deal. Banks count on that.

    Why Your Renewal Letter Deserves a Second Opinion

    The rate on your renewal notice is often not the lender's best rate - it's their first offer. Because so many people sign without negotiating, lenders have little reason to lead with their sharpest pricing. When I take your renewal to the whole market, your current lender has to compete for you. Even a small rate difference can mean tens of thousands of dollars over the remaining life of your mortgage.

    Renewal Is Also a Chance to Re-Think

    A lot can change in a mortgage term. Renewal is the natural moment - often penalty-free - to ask whether your mortgage still fits your life:

    • Fixed or variable? The right answer depends on today's market and your comfort with risk. I'll walk you through both in plain language.
    • Payment and amortization. Pay it down faster, or free up monthly cash flow - renewal is the time to adjust.
    • Consolidate or access equity. If you're carrying higher-interest debt or planning a big expense, we can look at whether restructuring at renewal saves you money.

    When Should You Start?

    Ideally, 4 to 6 months before your term ends. Many lenders let you hold a rate well in advance, which protects you if rates rise - and keeps your options open if they fall. If your renewal is closer than that (or even days away), reach out anyway; there's often still time to do better than the letter.
