Why Banks Make It Hard
Banks typically qualify you on the net income from your tax returns. For most business owners, that number is deliberately lower than what you actually earn - that's smart tax planning. But it means the bank sees a fraction of your real income, and your mortgage amount shrinks with it.

- Lenders who understand business income. I have access to lenders - including alternative lenders - who look at your gross revenue, bank statements, and the overall health of your business, not just line 15000 on your tax return.
- The right documentation strategy. Depending on the lender, that might mean financial statements, business bank statements, or contracts. I'll tell you exactly what to gather so we present your income at its strongest.
- Honest options, plainly explained. Some programs for self-employed borrowers carry slightly different rates or insurance premiums. I lay out every option side by side - in plain language - so you can see the real trade-offs before you decide.
